11. Power Works
o Main & Sub-Distribution: coordinate with the local utility for a dedicated transformer (2 MVA for a compound of this size) based on the estate’s load calculation; the Palace will have its own main low-voltage switchboard (MLVS).
o Panelboards: provide a main distribution panel (MDP) in the Palace, and sub-distribution panels (SDPs) in each Villa, Majlis, and Entertainment Villa, with adequate spare ways for future expansion.
o Feeder Cables: run heavy-duty, low-voltage armored cables from the Palace MDP to each SDP, sized for full load and voltage drop.
o Lighting & Power Circuits: install dedicated lighting circuits for each room/zone, controlled by KNX or traditional switches, with dimmable LED drivers for all general lighting.
o Convenience Outlets: install appropriately spaced general-purpose outlets rated 13A–16A, with USB-charging ports at strategic locations.
o Specialty Circuits: provide dedicated circuits for kitchen appliances (ovens, hobs, refrigerators, dishwashers), laundry equipment, HVAC equipment (AHUs, FCUs, heat pumps), IT and AV racks (isolated power for sensitive electronics), and fountains, landscape lighting, irrigation pumps, and other external loads.
o Emergency & Standby Power: supply and install a sound-attenuated diesel generator (250 kVA) for the Palace and common facilities, with auto-start and auto-transfer switch (ATS) for seamless backup.
o Uninterruptible Power Supply (UPS): provide online double-conversion UPS units – Palace: 2×20 kVA units (N+1 redundancy) for the data center, security room, and AV rack; Villas: 1×5–10 kVA UPS per villa for the local rack and selected outlets; Majlises: 1×10 kVA for the AV and control headend; Entertainment Villa: 1×10 kVA for the home theater equipment.
o Battery Bank: sized to support 30–60 minutes of full load runtime, with automatic generator start as the fallback.
o Earthing & Bonding: install a TN-S or TN-C-S earthing system with a dedicated earth bar at each panel; bond the lightning rods, water pipes, gas lines, ductwork, and structural steel to the main earth grid.
o Cable Management & Finishing: run all power cabling inside PVC, EMT, or rigid conduits embedded in walls, floors, or within ceiling voids, with proper separation from low-current cables (min 30 cm or shielded trays); use 9cm deep, fire-rated junction boxes for all connection points; finish with switches, outlets, and other visible devices from a premium architectural series (Jung) with custom-matching colors/finishes to the room décor.
